Awaab's Law came into force 27 October 2025

Phase 1 requires all registered social housing providers to address emergency hazards and damp & mould within legally mandated timeframes. Phase 2 expands to excess cold, heat, falls, structural collapse, fire, and electrical hazards in 2026. Phase 3 covers all remaining HHSRS hazards by 2027.
